Well permit # 207426 is listed as being 60' deep with a 50 gallon per minute production rate and was permitted in 1963. Any mineral rights owned by Colorado Homestead Ranch will be conveyed with the property.
Colorado Homestead Ranch is zoned agricultural resulting in low property taxes. It is currently being used as a cattle ranch. The current owner winters about 200 cows from October 15th to June 1st on the ranch and on the adjacent BLM land with the grazing permits. The BLM permit has Wilson Creek running through it which has always provided water, and there is also a well with a solar pump on it providing additional water for livestock. The cows are moved to summer pastures in June. Fremont County also has reasonable building requirements, especially for agricultural buildings. Electric utility lines run through the property providing you the ability to tap into power at many sites within the ranch if you wanted to build an additional home or homes.
